Arrowhead Land Auctions is proud to represent the Baker Family for the sale of the Gordon “Feller” and Darlene “Dolly” Baker farm. Part of the farm has been in the Baker family since 1918, truly making this a once in a lifetime property. This property will be sold as two tracts by sealed bids with the top 3 bidders of each tract receiving an invite to a private auction. Any bid that is submitted that is within 10% of the third highest bid will also be invited to the private auction. Bid must be a dollar amount, for example, one dollar below the high bid will be rejected. The private auction date and place will be announced to invited bidders. The top sealed bid price will be the starting bid amount of the private auction. The winning bidder of each tract will be required to enter into a purchase agreement with a 10% earnest deposit due at signing. Sale will not be contingent upon Buyer’s ability to obtain financing. The Seller reserves the right to reject any sealed bid. Sealed bids to be submitted by February 27th at 5 PM at the Arrowhead Realty & Appraisal office at 420 M Street, Neligh or to Klein Law Office at 101 W 4th Street, Neligh. Tract #1 is 167 +/- acres of pasture located just 1 mile southeast of Neligh with stunning views of the Elkhorn River Valley. This pasture has historically carried 30-35 cow-calf pairs for the summer grazing season. This tract also has great recreational potential with deep wooded draws, great vantage points, and numerous prime locations for food plots. If you are an outdoorsman, this property has everything you’re looking for! There is a dam located on the property to provide supplemental water in the spring. Tract #2 is 132+/- acres of dry cropland located just 1 mile southeast of Neligh. The property has good access from a driveway off of Highway #275 to the south. Soils are predominantly Alcester silty clay loam, Gibbon silt loam, and Crofton-Nora complex with minimal slope. Base acres subject to reconstitution by Farm Service Agency.
